WHEN YOU MIGHT NEED SERVICE LINE COVERAGE

• A tree root grew through a sewer pipe located on your property causing it to leak. The sewer line was 300 feet long and required a backhoe to dig up the damaged piping and replace it. The cost to replace the sewer line was $3,500 and the excavation cost totaled $8,100. Total Amount of Loss: $11,600

• An underground power line providing electrical service to the home significantly deteriorated over time and resulted in arcing, which interrupted electrical service to the home. The underground power line had to be excavated and replaced due to extensive damage discovered during the repair work. The cost to replace the power line was $2,500. The excavation costs totaled $5,300. Total Amount of Loss: $7,800

Motorcycle Insurance Update in Michigan

The order of priority for covering motorcycles remains the same under the new No Fault changes in Michigan. This is for collecting medical payments when you are involved in an accident with a vehicle. You collect in the following order:

1) Insurer of the operator of the motor vehicle
2) Insurer of the operator of the motorcycle. (You auto policy.)
3) Insurer of the owner/registrant of the motorcycle.

The one change is if there is no auto policy to collect from; you now turn to the MACP with a $250,000 limit.

Here is the problem. If the policy involved in the order of priority is one that opts out of the PIP Medical Coverages, the motorcyclist will have to file a claim with the MACP with a $250,000 limit. Before this 7-2-2020 change, you always had Unlimited Medical benefits if you hit a car or truck. Also, the motorcyclist is now limited to the No-Fault benefits of the operator of the motor vehicle. It could be Unlimited, $500,000, $250,000, or $50,000. The motorcyclist will not be able to go against the MACP. The only recourse is to sue the at-fault driver for excess medical benefits beyond the coverage the driver selected.

This is why it is more important for you to select higher medical payment limits on your motorcycle policy. In 2018 more than 2,100 motorcyclists were injured and another 134 died in Michigan. Riding in Michigan is now like playing Russian Rolette. You never know what benefits you will have should you hit a car or a truck. The ability for you to collect lifetime medical benefits is dependent on the randomness of whether the vehicle involved in the crash had lifetime no-fault benefits.

Car Rental Coverage – What’s up with this rental?

We frequently gets calls from customers wondering if their rental vehicle is covered by their auto insurance policy while on vacation. If you have an Auto-Owners personal auto policy, it has specific coverage provisions that address whether an accident in a rental vehicle is covered. Let’s look at a common example: You take a vacation to Las Vegas and rent a car. How does coverage extend from your car to a rented car while on vacation? Under an Auto-Owners personal auto policy, if you have comprehensive and collision coverage, it carries over to a rental vehicle. Liability coverage (coverage for another person’s medical bills or damage to another person’s property) extends only to the insured(s), a spouse, relatives who live with the insured, and anyone the insured gives permission to use the rental vehicle.

Physical damage coverage (coverage for the rental car if it is damaged or stolen) applies only to the insured(s), spouse and relatives who live with the insured. The broadest or best coverage from any vehicle on your policy extends to the rented vehicle. In other words, as long as one of the vehicles on your policy has both liability and physical damage coverage, the car rented on vacation will have those same coverages. If coverage can be extended to the rental vehicle it is not necessary to purchase the damage waiver from the rental car company. The Auto-Owners policy is broader than the industry when it comes to rented vehicles regarding what is covered. If you have questions on this coverage, please contact us. How to Save Time and Money With Your Insurance Audit

The word “audit” can increase a person’s heart rate and send butterflies racing to their stomach, but a commercial insurance premium audit should not be an occasion for worry.

The annual audit process ensures that you pay only for the exposure presented by your business operation. Informing our agency of changes to your business operation throughout the year can eliminate audit surprises.

When you receive a mail or phone audit request, or a physical audit scheduling letter, it confirms:

  • The date the information is needed by or the date of your appointment with the auditor
  • The policies being audited
  • The records you need to provide
  • The audit period

Be sure to let the auditor know if the date and time are inconvenient, so a mutually agreeable date and time may be arranged. Auto-Owners uses company auditors as well as third-party auditors for the audit process.

Good record-keeping practices and compiling the information prior to the audit has a large effect on the time required. A phone audit usually takes less than 15 minutes, and the typical physical audit less than one hour to complete. As the audit contact, you are not usually required to be present for the entire audit process.

Once an auditor has verified that the records are adequate to proceed, and has an understanding of your business operation, they will enter the required information into an audit worksheet. The auditor will need to discuss the job duties for each employee, laborer and uninsured subcontractor.

For a physical audit, it is normal for the auditor to discuss the results of the audit with you and to provide a copy of the audit worksheet for your records. The auditor may provide a copy to our agency as well.

Janitorial/custodial workers play a key role in keeping the workplace operating safely. As they work to keep other employees and visitors safe, they often come into contact with hazards that increase their risk of injuries from slips/falls, material handling and chemical exposures. There are steps employer’s can take and general guidelines janitorial/custodial workers should follow to prevent unnecessary injuries.

General Janitorial and Custodial Safety Rules

• Do not obstruct exit pathways such as hallways or stairs.

• Use caution when mopping floors – use signage to mark wet/slippery floors. Also avoid upper torso twisting motions.

• Do not use chemicals that you have not been properly trained to use.

• Read the Safety Data Sheet (SDS) to understand the cleaning chemicals being used.

• Do not store flammable or combustible materials by boilers or other heat sources.

• Use care and proper handling techniques when dealing with hazardous trash such as broken glass, wires, rusty metals, etc.

• To move a load when your hands are full, use a cart and keep the load light. Never let a load obstruct your vision when traveling in hallways or stairways.

Daily Safety Focus – DSF – Four Easy Program Steps

Goal – For employees to “own” day-to-day workplace safety and understand the potential hazards associated with each job position.

Develop exposure lists for each job position, department or process:

  • List the major categories of safety hazards that are routinely encountered.
  • Include your employees in the process to ensure all potential hazards are included.

Develop major training points for each identified exposure:

  • List training points to control each safety hazard.
  • Keep the scope and detail of the training points minimal to ensure your employees are able to remember them easily.
  • An exposure list and corresponding training points are imperative to developing Daily Safety Focus (DSF).

DSF training for employees

  • Supervisors should provide DSF training to all employees under their direction.
  • Training should include provisions and review of the DSF with employees.
  • Direct employees should “own” DSF (e.g., commit the DSF to memory, consider the DSF daily, and act to implement DSF major training points).
  • Discuss the consequences for non-compliance with DSF with your employees.
  • Employees should sign a completion certificate stating they received DSF training.

Supervisory oversight of DSF

  • Observe work practices daily to monitor application of DSF.
  • Interact with employees to enforce/reinforce DSF compliance.
  • Promote employees’ ownership of DSF at every opportunity.
  • To maximize visibility of the DSF lists, post them in locations where they apply.

Healthy Equipment Maintenance

We’ve all heard the saying, “An apple a day keeps the doctor away,” but did you know that preventive maintenance and routine checkups are necessary to keep your contractors’ equipment healthy, too?

When developing a maintenance program, the best tool to reference is the owner’s manual for each piece of equipment.The owner’s manual generally includes a section that outlines the recommended service plan.

When it comes to equipment, the number of operating hours is often the basis for periodic servicing. Logging a machine’s operating hours on the first day of each month helps to keep this schedule on track.

Preparing for a seasonal changeover in work often means putting equipment in storage. Before saying goodbye for the season, treat your equipment to an oil change and thorough cleaning!

This is also a good time for a checkup. Remember to check filters, spark plugs, grease, fluids and batteries. Gas-powered items should be run until the engine is out of gas and shuts off. Storage preparation should also include repair of broken parts, so you can avoid rust or further damage.

Indoor storage is the best way to keep your equipment safe from whatever Mother Nature may have in store for you! If indoor storage is not an option, consider water-resistant tarps to cover your items securely.

Equipment and tools are an investment, and as a contractor you should protect that investment. Remember: An ounce of prevention is worth a pound of cure. As we begin the winter season, seasonal maintenance and storage preparation is critical to keeping your equipment healthy.
